The House
For decades people stepped through the door of this gentle house unannounced. There was singing and celebrating, new generations were born and grew up in it, there was a great deal of laughter and love. More people were fed here than the table could seat, people stayed longer than they meant to, and every generation left something of itself in these walls. The summers here were long, and the house was always full.
There were plans, too. This house was meant to be restored; it was spoken about for a long time and with great affection, and everyone had their place in that idea. Those who carried those plans have, sadly, since left us. The younger ones have built their lives outside Croatia, and restoring a house of this weight in a protected old town is not a task one person can carry alone, either financially or logistically.
When that became clear to everyone, the decision was taken together, in conversation and without a single hard word. It is better to hand the house to someone who will finish it than to leave it waiting and quietly falling apart.
We are handing it over with the paperwork in order, with nothing left unsaid, and with a sincere wish that someone will be happy in it again. Let what follows be someone else’s new story.

Move-in ready today – exceptional after renovation
This was a family idea
Renovating the house was a family idea that did not find a family consensus, so the decision fell to sell. The visualisation shows what was intended here and what is possible, as a home or as boutique accommodation.
This is a design proposal, not the existing condition.
The house is functional. Electricity, plumbing, drainage and sanitary facilities all work, and it was lived in until recently. Anyone wishing to move in could do so right away.
We are handing it over just as it is: functional, empty and with its paperwork in order. The photographs are not embellished. The house dates from 1968 and carries those 58 years visibly and honestly.
For the life this address deserves, for a boutique stay or holiday rental, it needs a complete renovation. That is serious work and we do not hide it. But it is also the entire difference between what stands here today and what could stand here.

The house is not individually protected cultural property. It lies within zone B of the protected cultural and historical ensemble of the city of Split.
Under article 79, paragraph 1 of the Act on the Protection and Preservation of Cultural Property, the right of first refusal applies only to individually protected cultural property and to property within ensembles inscribed on the World Heritage List. The house is neither, so the provisions on the right of first refusal and on restrictions of transfer do not apply to it.
